Procaccianti Companies announced today that it had received all approvals required to build and develop The Bellevue, a luxury boutique hotel with 91 rooms in the heart Newport, Rhode Island. The City of Newport’s Technical Review Committee unanimously approved the project on Wednesday, June 11. This will allow the project to move into pre-construction and a Q4 2025 groundbreaking is anticipated.
The hotel will be developed and owned by Procaccianti Companies and operated by TPG Hotels & Resorts within the INTERA Collection, which specializes in independent and lifestyle assets in high-performing destination markets. Bellevue Hotel is located across from the International Tennis Hall of Fame. It will be purpose-built and ground-up to create long-term asset values in one of Northeast’s most limited coastal markets.
Ralph V Izzi Jr. is Vice President for Public Affairs at Procaccianti Companies. He said: “This represents a major step forward in one of the region’s most prominent development opportunities.” “Newport’s market is defined by high demand and limited supply. It also has a consistent, strong performance in terms of rates. The Bellevue Hotel is designed to meet today’s high-end luxury guests, and operational standards that will drive growth and value creation.
The development features 91 spacious guestrooms with a variety of amenities, including spas and wellness centers, food and beverage outlets, and multiple dining options. The plan also includes underground parking, which will enhance the pedestrian experience on the street. In addition, the three-story building structure will include Juliet balconies with rooms that overlook the garden.
“The Bellevue Hotel will be an extraordinary addition to our current operating portfolio in Newport,” said Paul Hitselberger, Executive Vice President of Operations & Asset Management for TPG Hotels & Resorts. From the guest experience to the layout of the back-of house, the project was developed with performance efficiency and long-term position in mind. This is an opportunity to build a luxury hotel from the ground up in a market that is very rare.
The Bellevue occupies a historic place in Newport’s architectural heritage. The Stone Villa was an Italianate-style manor constructed in 1833 by Scottish Stonemason Alexander McGregor. The Bellevue Hotel, designed by Centerbrook Architects and Procaccianti Companies in collaboration, reimagines James Gordon Bennett Jr.’s original vision of a grand social venue along Bellevue Ave. With an upscale, refined design that is inspired by the historic surroundings, this new hotel offers a contemporary experience of luxury in one the city’s most iconic areas. While the property’s completion is anticipated in 2027, groundbreaking is planned for Q4 2025.
