According to yearly rankings conducted by GOBankingRates’ analytics teamScarsdale is the wealthiest suburban area in America in 2025. This was also true in 2024.
The household average income in Scarsdale (adjusted to inflation) was $588.014 in 2022. This increased to $601,193 by 2023. This represents a 2.2% increase in one year. In May 2025, the home value average in Scarsdale will be $1,207.528, which represents a 3.2% increase from $1,170.138 last year. To determine the rankings,GOBankingRates sourced from the U..S. Census 2023 American Community Survey to analyze cities with at least 5000 households and isolated the 50 suburbs with the highest average household income. A number of factors, such as total population, the population over 65, the total households, household median and mean income, were taken into consideration. Zillow Home Value Index was used to determine the average value of a single-family home in May 2025, when available. The wealthiest suburban areas were ranked by putting the suburbs with the highest average income at the top. Data is current to July 1, 2025.
Alamo in California and Southlake Texas were both newcomers in the top 10 wealthiest suburbs in 2025. They ranked 5th and 7, respectively. Southlake was ranked as No. Alamo did not even crack the top 50 last year.
Alamo is not the only new wealthy suburb on this list. Coto de Caza in California ranked No. Lake Butler, Florida ranked as No. Colleyville in Texas ranked at No. Newton, Massachusetts, ranked at No. Brentwood in Tennessee, was listed at No. 50.
