    Nassau Airport Development Company Eyes Hotel addition at Lynden Pindling International Airport

    Nassau Airport Development Company, (NAD), has released a Request For Expressions Of Interest for the Development of an Hotel at Lynden Pinedling International Airport. The company hopes to increase tourism in order to contribute to a larger development plan.

    Invitation for Hotel Development at LPIA

    Nassau Airport Development Company, (NAD), has reopened a Request for Expression of Interest for a hotel development at Lynden-Pindling International Airport. The company invites both local and foreign entities to submit proposals for the design, construction, financing, and management of a midscale-to upper-midscale luxury hotel. This initiative is part a broader Landside Development Master Plan and Strategy. It is hoped that up to 240 new rooms will be added to local accommodation options.

    Plan is part of larger project

    The hotel proposal is an important component of the LDMS. This collaborative effort by NAD and Vantage Group aims to create a “Gateway District”, at LPIA. The project’s goal is to increase economic growth and improve airport experiences, as well as diversify airport revenue streams.

    Urgent need for Accommodation

    The development of hotels comes at a time when hotel rooms are not keeping up with the growth in tourism. In 2023 the average occupancy rate reached 72.1%. Some properties reported occupancy rates of up to 95% in peak periods. This situation highlights the need for new accommodation.

    What is the Proposed Hotel Site?

    The proposed location for the hotel includes about 5 acres of land located southwest of the intersection between the main Airport Exit Road, and Windsor Field Road. The site has the capacity to accommodate up 240 rooms in one or two buildings, and 280 parking spots. The infrastructure is already in place and the site is ready to be developed.

    Facilities and Sustainability

    The hotel should cater to different types of guests. Proposed amenities include a restaurant and café, fitness and business centers, meeting rooms or convention space, and a pool. The developers are encouraged to use sustainable construction practices and renewable energy.

    RFEOI Process

    The RFEOI is a two-stage process. In the first stage, interested proposers must submit an Expression Of Interest outlining their qualifications, financial capability, development experience and project approach. The proponents who are shortlisted will then be invited for a Request for Proposals Process (RFP).

    Proponents of the plan will need to describe how they plan to include local partnerships and community investments into their plans. The deadline for submissions will be June 25, 2020.
