Lodging Econometrics (LE) released its Q2 Hotel Construction Pipeline for Europe Trend Report. According to LE analysts, the region’s total pipeline stands at 1,690 projects/248,972 rooms at the close of the second quarter.
As of the second quarter’s close, 44% of the hotel projects in Europe’s total pipeline are in the under-construction stage, standing at 744 projects and 112,483 rooms. In the next year, 376 more projects, with 57 414 rooms, are expected to begin construction. Meanwhile, projects at the planning stage have reached a new record of 570 projects, with 79 075 rooms. This represents an increase by 11% in projects and by 10% in rooms.
In Q2, luxury chains scales reached a record total of 169 project/21,550 room, and upper-upscale chains scales also achieved record-highs with 283 projects/45 376 rooms. The upscale chain scale is at 359 project/55,494 room, and the upper-midscale has 311 project/44,921 room. The top two chain scales by project count, upscale and upper-midscale, account for 40% of the projects and rooms in the region’s total construction pipeline.
In the second quarter of 2018, development activity continued to be robust, with 94 projects and 13,338 room construction starting, representing a 12% growth in projects year over year. The number of new project announcements increased by 36%, with 121 projects/17.982 room, which represents a growth of 15% in projects. The combined hotel renovations and conversions of brands in Europe for Q2 stood at 668 projects/85.099 bedrooms.
In Europe, the U.K. has the most projects under construction with 282 and 39 730 rooms. Germany is next with 157 project/26,861 room, followed by Turkey with an all-time high 138 projects/19.984 rooms. France has 118 projects/11.242 rooms and Portugal has 111 projects/13.987 rooms. These five countries account for 48% of the projects and 45% of the rooms in the region’s total pipeline at Q2.
The European cities that had the largest project pipelines at the end of second quarter were London (79 projects/14,576 rooms), Istanbul (49 projects/7,779 bedrooms), Lisbon (37) (4370 rooms), Tashkent (28) (4,808) and Dublin (27 projects/4888).
119 new European hotels (15,381 room) opened in the first half (2025), with 220 more hotels (29,854 room) expected to open between Q3-Q4. Analysts at LE predict that 339 new hotels/45 235 rooms will open by the end of 2025. LE has announced an extended forecast that predicts the opening of 345 hotels/48.448 rooms in 2026. Then, 358 hotels/50.247 rooms will be opened in 2027.
