PORTSMOUTH NH The Q2 2025 Latin America Hotel Construction Pipeline Trend Report Lodging Econometrics’ (LE) report details the continued momentum of new hotel development, with stable growth forecast for new openings through 2027. This progress is supported by an expanding construction pipeline in the region, which currently has 748 projects/116.648 rooms. That’s a 22% rise in projects and a a 20% jump in rooms year-overyear.
Latin America had 303 projects, with 51,184 under construction rooms, at the end of the 2nd quarter. This represents a 20% increase YOY in projects, and a 150% increase in rooms. In addition, the number of projects that are scheduled to begin construction within the next year is 197, with 30,943 rooms. This represents a 5% increase in both projects and rooms.
At the end of Q2, the key chain scale segments for Latin America included the luxury chain segment with its new record high project and rooms totals, 142 projects/27.428 rooms; the upscale scale with 140 projets/20.482 rooms; and the midscale scale with 137 projekte/16.924 rooms.
The construction activity in the region is on the rise in Q2, with 46 new projects/7,275 room starting construction. This represents a 15% increase over the previous quarter. The end of the second quarter saw 159 renovation and conversion projects/27.513 rooms. The number of new project announcements (NPAs), which closed Q2 at 66 projects/9 067 rooms, increased by 6% compared to the same period last year.
Mexico had the most projects in the pipeline as of the end of Q2, with 263 projects, a record, and a total of 40,428 hotel rooms. Brazil was next with 121 projects, 16,109 rooms and Dominican Republic, with 85 projects, corresponding to peaks of all time, and 18,458 hotels. This three countries represent 63% of projects and 64% rooms in the total pipeline.
Mexico City is the city in Latin America that has the most projects at this time. It had a total of 29 projects with 3,408 rooms. Riviera Maya followed with 17 projects and 2,204 rooms. Georgetown was next with 14 projects and 1,824 rooms.
Latin America will have 25 new hotels, with 4,474 bedrooms, open in the first half 2025. LE’s forecast of the rest of the year predicts that 64 more hotels will open with 11,050 additional rooms in Q3 andQ4. This would total 89 new hotel rooms with 15,524 by the end.
LE’s forecast for new hotel openings anticipates continued growth with 131 hotels and 19,987 room openings in 2026. LE announces its first forecast for 2027, predicting 140 new hotels and 19,483 room openings.
