Pocketbook Hudson will be a new hotel and spa complex in the heart of downtown Hudson, New York. A dynamic group of creative collaborators is now taking reservations for its October 2025 launch. This property, located centrally in downtown Hudson, New York brings new life to the most historic building in this vibrant city. The property, located two hours north from New York City but within walking distance to downtown Hudson’s Warren Street is situated on a little over an acre and has a central courtyard.

The new property — housed within a historic mill building — comprises 46 guest rooms and suites; an allday restaurant and salon serving as daytime café and nighttime lounge; an event space and a nightclub for celebratory events; and three floors of curated retail for art, design, fashion and homewares. The bathhouse will open later this year in a historic brick-and-heavy timber building. Pocketbook Hudson gets its name from the Pocketbook Factory. It was constructed in 1883 and used to manufacture textiles and novelty items. It has been vacant since the 1970s and is now completely recast into a creative hotel complex that will appeal to both locals and visitors. Sean Roland, Nancy Kim and Gabriel Katz from MacArthur Holdings and HN Capital Partners were the partners who envisioned and developed the project. HN Capital Partners is the operator of the hotel.

Adam Charlap Hyman & Andre Herrero have designed these lofty interiors. Charlap Hyman & Herrero, Play with scale and materiality. The carefully restored brick building features interiors that are a mix of art and design. Interiors are restrained in form but animated by unexpected materials, expressive furniture, and a curated mix of art and textiles to feel playfully askew — stainless steel and natural wood complement the building’s oversized windows and industrial patina, while contemporary art and sculpture lend a sense of tension and surprise. The hotel rooms are decorated to celebrate the historical character of the factory. They combine abundant natural light with earthy tones to evoke calmness and invite quiet restoration.
