Redfin announces the 10 most popular neighborhoods each year. Redfin analyzes the growth of listing views in the 150 largest metro areas to find out which are the hottest neighborhoods. The company also looks at each zip code’s Redfin Compete Score. It is “a measure of the difficulty of winning a home in that area based on factors such as the number of days a property has been on the market, how many homes have sold over their list price, and the ratio of sale to listing price,” according to the website.
This year, the hottest zip code The area 11238 is shared between the Prospect Heights and Clinton Hill neighbourhoods in Brooklyn, New York City.
The zip code was chosen because it had a “mixture of classic brownstones and new apartment buildings,” as well convenient access to New York City via the subway. Together, the neighborhoods had a change of 105 percent in their home sales from year to year. The median price was $1,397,000. This represents a 3.9-percent increase.
Ian Rubinstein, a New York Redfin Premier broker, said that he expects at least one serious overseas buyer to call him when he has a listing for a property in Prospect Heights or Clinton Hill. Rubinstein noted that many buyers in this area pay cash. Due to the high price and wealth necessary to purchase into these areas, clients don’t care about mortgage rates.
Jenison in Michigan was a close second, with 139 percent higher views from year to year.
“Jenison is only 15 minutes to downtown Grand Rapids, where you can catch a game or a show, yet it feels almost rural—there’s a lot of green space to move and grow,” local Redfin Premier agent Christine Kooiker reported. “Taxes and land are affordable. Georgetown Township, as a whole, is open to new developments.” Every time I pass, I can see a half-finished subdivision.
Campton Hills, Illinois and St. Charles, Illinois round out the top 3, with a 133 percent increase in views.
Cynthia Stolfe, a local Redfin Premier agent, said: “It seems like there are multiple offers on almost every house that comes up for sale in Campton Hills or St. Charles.” Illinois is very flat but there are some lovely rolling hills in this area. It’s like living on vacation. “In the summer you can go water skiing, kayaking or boating. There are parks and paths all along this river.”
