Breakwater InnThe, one Kennebunkport’s most historic and beloved ocean-view hotel, will reopen on July 1, 2020 following a complete refurbishment of its harborside rooms, and the launch of a new restaurant and bars. The project was carried out by the same team that created Mabel’s Lobster Claw (a Maine institution), Robert’s Maine Grill (a Maine restaurant), Bob’s Clam Shack (a Maine clam shack), and The Maine Catch. These establishments are visited by Martha Stewart and Seth Rogen among others. The boutique hotel is located at the picturesque point of the Kennebunk River, where it feeds into Atlantic Ocean. It seamlessly blends original 1880s architecture with modern comfort and style. Christina Hawkes from the prestigious local firm, acclaim interior design for the renovation Hurlbutt DesignsThe Harbor Building, which has 15 units, was renovated to maintain the historical charm and maritime feel of the property. The Inn Building with its 20 waterfront rooms, many of which have private decks, was also refreshed to give guests a true glimpse into Maine’s coastal heritage.
The Breakwater Inn offers 35 rooms that combine nautical elegance and unrivaled views of the water with modern comfort. All rooms are decorated with beautiful furniture, soothing colors, and classic fabrics. Each private bathroom includes Bethel White Stone Vanities, silk or terry spa style robes and Gilchrist and Soames fine bath amenities. The River Top Cottage offers a deep soaking tub and panoramic views. The lobby features clean, contemporary hardwood floors and glass doors that open to a deck along the coast. Guests can enjoy a unique view of lobster boats returning from a day at sea.

Port Fish & Chophouse Opens daily for a dinner and bar with an ocean view. A special “Happy Hour’ menu is available from 3-5pm, while the best cuts of meat and seafood are served for dinner starting at 5pm. Happy Hour at this long-time favorite restaurant features “Oysters with Vodka Tomato Tabasco Lemon”, a Mini Charcuterie board, and Pork Belly Spirals. Dinner menu highlights include Maine Mussels and Shrimp al Ajillo. Brown Butter Halibut is also available.
Tin Bar The restaurant is located at the Breakwater Inn’s ground floor and offers a variety of dishes including tinned seafood, tasty appetizers, classic cocktail, international and domestic beer.
Mabel’s PantryThe hotel’s brand new breakfast restaurant is located across the street in Mabel’s House, and is open from 7:30am to 11am. The charming waterfront restaurant offers breakfast favorites like Eggs Benedict and Avocado Toast. Buttermilk Pancakes are also available.
Breakwater Inn is a beautiful venue for weddings, special events and other celebrations on the Maine coastline. The property features indoor and outdoor spaces with multiple bars and event rooms. It also offers buyout options and tents that can accommodate up to 150 people.
